Shopping centres have always had a way of becoming part of everyday South African life. They are where errands turn into coffee dates and where a quick stop often ends with dinner and a movie. GrandWest has played that role in Cape Town for years, and now the city’s famous entertainment destination is preparing for its next chapter. Construction has officially started on the new GrandWest Mall, a R650 million development that will add a dedicated retail experience to one of the Western Cape’s best-known leisure precincts.
A sod-turning ceremony held on 19 June marked the official start of construction on the 22,000m² single-level shopping centre, a joint venture between Flanagan & Gerard Property Group and GrandWest, a subsidiary of Sun International. The development is scheduled to open in June 2027.
For many Capetonians, GrandWest is already associated with concerts, cinemas, family outings and the occasional lucky evening at the tables. Adding retail to the mix feels less like a reinvention and more like a natural next step.
The mall has already secured strong support from retailers. More than 70% of the available space has been leased, with another 20% under offer.
Anchor tenants include a 3,000m² Checkers FreshX and a 2,500m² SuperSpar, alongside Dis-Chem, Clicks and stores from the Mr Price Group, Truworths Group and Pepkor.
Speaking at the sod-turning ceremony, City of Cape Town Mayoral Committee Member for Economic Growth James Vos described the development as a sign of confidence in Cape Town’s economy and growth outlook.
The project is expected to create employment opportunities during construction, with preference being given to Western Cape-based suppliers, subcontractors and tradespeople. Main contractor Isipani Construction, a company with roots dating back to 1960, has already commenced work on site.
Importantly, visitors to GrandWest can expect business as usual while construction continues. The casino, hotel and entertainment facilities will remain fully operational throughout the build.
The design, by retail specialists MDS Architecture, takes its cues from the region itself. The building follows a gentle curve inspired by the Fibonacci sequence, with forms intended to echo shells, ocean waves and sailing craft.
It is perhaps unusual to think that mathematics and lobster cages could influence a shopping centre, but Cape Town has always had a knack for mixing practicality with personality.
Instead of one long corridor, the layout encourages exploration. Three major entrance points and a series of courts create natural gathering spaces throughout the mall.
The connection between the new mall and the existing entertainment complex has received special attention. Panarottis, Ocean Basket and RocoMamas will form part of a dining precinct that opens onto outdoor terraces with views towards Table Mountain.
A central court will serve as a flexible space for events, promotions and pop-up experiences, while external areas are planned to accommodate markets and community gatherings.
If you’ve spent any time at GrandWest over the years, you’ll know that people rarely arrive with only one thing on the agenda. A movie turns into dinner. Dinner becomes coffee. Someone notices a show poster and suddenly the evening has a life of its own. The new mall seems designed with exactly that South African habit in mind.
Natural timber, exposed concrete and warm finishes inspired by contemporary wine estates will define the interior spaces. Even smaller touches, including seating areas, charging stations and landscaping, have been designed to create a consistent experience throughout the mall.
A historic moat feature from the existing precinct will also be relocated, with its resident fish incorporated into the landscaping, preserving a familiar piece of GrandWest’s character.
And if South Africans have taught shopping centres anything over the years, it’s that they seldom remain places to simply buy groceries. More often than not, they become the backdrop to the ordinary moments that somehow turn into memorable ones.
